For instance, in a fix and flip loan, if the purchase price of the land is $1mn, and the cost of construction is $500k, the lender may first advance 85% of $1.5=$1.275 mn less a holdback of $500k, or $775k. The holdback will be released as construction is completed. 

The loan must be used for a business purpose. 

A 12-18 month loan made to an investor for the purpose of  purchasing and renovating a property.

A rental loan is made to a property owner where the owner uses rental income from the property to repay the loan.
